When it comes to new housing estates, Lyndarum in Melbourne’s outer north has an edge over many fledging developments given that it is already a well-established community with plenty of services.

It also helps that many of its residents are already familiar with AVJennings’ products, having lived in the builder/developer’s 1960s and 1970s estates and houses in nearby Thomastown and Lalor.

AVJennings Victorian general manager Peter Vlitas says a large proportion of Lyndarum’s population comes from adjoining areas.

“They know and trust the AVJennings brand because they have either grown up in our homes or know someone, usually a relative, who has,” Mr Vlitas says.

“The majority of buyers are second homebuyers.”

As the construction of the 239ha estate draws to a conclusion, it continues to attract residents from Lalor, Thomastown and other parts of Epping.

So far more than 2300 out of 2500 blocks have been sold since the development was launched in 2005.

The AVJennings chief says that home and land buyers are drawn to Lyndarum because of a desire to join friends and relatives in a contemporary housing estate as well as its closeness to existing sporting clubs and other community amenities.

Mr Vlitas says while Lyndarum is only 2km from Epping with its railway station, banks, hotel and Epping Plaza, the estate has more than enough services including a supermarket, gym and medical centre, speciality shops, as well as Epping Views Primary School and a maternal and health care centre/kindergarten.

As well as these facilities, the estate plenty of natural attractions including 29 parks with playgrounds, barbecues and picnic areas. There are also eye-catching sculptures in the newer (Wollert) section of the development.

Also, a retirement-style village will feature 150 homes and is expected to open in middle of this year.

Importantly, Lyndarum is served by public transport, with a bus running through the development, and linking it with Epping rail station.
