Raunchy, racy and ‘bonkers’: Real estate agent’s unusual sales technique

From stripping down to offering free luxury cars to the highest bidder, real estate agents have plenty of tricks to help them drive interest in a particular property.

On Wednesday, a Sydney agency turned to a music video that all-too-willingly embraced the age-old advertising ethos of “sex sells”.

The two-minute video was intended to tweak buyer interest in a luxury house in Padstow, in south-western Sydney.

But it was almost too successful, quickly amassing more than 1000 views and trending on social media. Then the raunchy ad was suddenly deleted from YouTube – but not before it had been described by one viewer as ‘bonkers’, while another wondered if it was one of disgraced property developer ‘Selim Mehajer’s video clips?’.

The story arc for the racy clip from LJ Hooker’s Bankstown office follows one man’s journey from returning home to bedtime – with a swim, some tango and a bottle of wine thrown in for good measure.

At the start of the two-minute clip, a good-looking man is seen pulling up to the “elegant and luxurious residence” in a white sports car. He is greeted by at the door by an attractive woman, and the pair go on to twist and gyrate through the house.

Highlights of the clip include the boyfriend walking atop the “cosmic black granite and marble feature island bench” – with shoes on – before lifting his girlfriend onto it so she can arch her back over a zone typically reserved for enjoying breakfast.

Later, she holds his wineglass for him as he shows off his muscular physique while doing laps in the outside pool. Then the pair, presumably exhausted by their high-cardio night in, retire to the palatial main suite.

Despite the video’s erotic nature, LJ Hooker promises that the four-bedroom house (which will auctioned on Saturday, May 11) offers “the ultimate family lifestyle, with undeniable quality and comfort over a vast single-level floor plan.”

Speaking to 10Daily, listing agent Sam Nader said the reaction to the video had been “crazy.”

“In this property market you need something different to make it stand out,” he said.

He said an original version of the video had also been pulled for being too raunchy – and that such type of promotions worked only for prestigious properties.

“It’s not about the location but the property. It has to be a prestige property,” he said.

‘Dance horror’ video a hit online

While the promotional style wasn’t conventional, the video certainly made a splash online.

On social media, reactions were mixed, with one Twitter user bluntly saying: “LJ Hooker Bankstown has gone completely off the rails”, while another tweeted: “I love the LJ hooker video with the dancing, I want to be living that life.”

One user quipped they: “preferred LJ Hooker’s earlier stuff”. But many others were quick to point out how hard the content team must have worked to get the tone right.

Others applauded the creative methods used during real estate’s ongoing price slump.

“Oh my: this is the perfect video for the late-cycle phase of the Australian housing bubble,” one person wrote.

A spokesperson for LJ Hooker apologised and said the video had been removed from its social media channels.

“LJ Hooker Bankstown is always looking for new ways to market our listings; however, this time we missed the mark,” they said.

We understand that our recent video circulated on social media promoting one of our listings may have been taken out of context by some and for this we apologise.”
