So this boat shed on prestigious Shelley Beach at Portsea, south of Melbourne, will have plenty of appeal for those who love the seaside life.

Located within about 60 metres of a public access walkway (Campbells Road path), the fully rendered boat shed is already attracting plenty of interest, according to RT Edgar (Portsea) director Warwick Anderson.

“They don’t come up very often – maybe once every two or three years,’’
says Mr Anderson of the boat sheds, which are covered by “crown land licences”.

“In fact, they are as rare as hen’s teeth. The council gives you a year-by-year licence, which is like a lease. As long as you look after the shed, you can keep it for as long as you like.”

Mr Anderson says this boat shed, one of about 50 on Shelley Beach, is unique because it is a brick structure.

“This one is also different because it has brick rather than timber walls,’’ he says. “Originally, they were built to put dinghies in and sometimes even accommodated small sailing boats. They are not like the bathing boxes that you might see on Brighton beach but boat sheds, and are therefore much larger.’’

Mr Anderson believes the boat shed, which is 3.9 metres by 6.1 metres, will attract a buyer from the local area or possibly an outsider.

He suggests that it may even appeal to two families, who are friends, and decide to combine resources to buy it.

“That way, instead of about $500,000, they can split and pay about $250,000 each to secure their dream ‘beach box’,” Mr Anderson says.

“They will be able to store all their beach and sailing gear in the shed and then have friends and family down for beach gatherings and parties. It’s a great place in which to kick back and entertain people.’’

The estate agent believes the late afternoon auction will attract a sizeable crowd.

“If it is a good night (weather wise) we can have as much 100 people attending the auction. They are pretty popular.’’
